Fremont is served by the Fremont Unified School District (FUSD), which operates several distinct school "clusters" — groups of elementary, junior high, and high schools that serve specific geographic areas. The school cluster a home falls into can dramatically affect its market value.

The most sought-after cluster is Mission San Jose, anchored by Mission San Jose High School — one of the top 50 high schools nationally and consistently ranked in the top 1% of California schools. Homes within this cluster command a significant premium over comparable homes just a few streets away in a different boundary zone.

The critical point: ZIP code does not equal school boundary. Many buyers assume that all homes in 94539 feed into Mission San Jose schools. This is not true. Boundaries run through specific streets, not ZIP codes — and the only way to know for certain which school a property feeds into is to check officially.
